Given the country’s attractive position as a global tourist and investment destination, infrastructural growth and development of tourist sites and hotels as well as other entertainment and hospitability sectors has buoyed the real estate growth of the country. Indeed prior to the financial crisis, demands for properties were said to have significantly outweighed supply in both private and commercial real estate markets (Kuwait Finance House, 2011). Indeed, according to the Kuwait Finance House (2011), â€Å"there is still a shortage of units in the residential and commercial segments due to the unprecedented economic boom, high employment growth, foreign companies setting up base in the country, and huge inflow of expatriates†. The Kuwait Finance House further notes that the main factors underpinning the Emirates rapid real estate market growth are: Solid macroeconomic foundation, Public expenditure and huge fiscal surplus, Dollar-dirham peg and the record high inflati on rates given that stubbornly high rates of inflation in the country rationalises investment decisions into the real estate market since property is used as a hedge against inflation. It has been noted indeed that inflation has overtaken official lending rates in the Emirates thus it is cheaper for people to borrow than to keep money in deposit accounts, therefore real estate investment is considered as a realistic way of hedging against inflation (Albayan, 2009). In addition to the above stated factors, the Kuwait Finance House also suggests that part of the drivers of the Emirates real estate market are population growth, abundant liquidity and finally the availability of Islamic banking. The irony of the real estate market growth of the economy is that while most of the factors which gave rise its emergence has helped to hedge against the global financial crisis at the very start of the crisis, many of the factors also contributed to its decline. The financial crisis of 2007 did not start to unfold on the Emirates economy until the third quarter of 2008 but when its impacts downed on the economy, it put to test a growth that has been unprecedented in any region in the Middle East for the past 10 years (Albayan, 2009). According to Kamco Research (2011) at the heat of the financial crisis in 2009, the government asked the Dubai World which is its official real estate investment agency to stop all investment activities until March 2010 as a r esult of what it described as ‘terrible impact of the crises until when its impact might have subsided. As of the first quarter of 2009, the real estate market plunged by almost 70% of the pre-crisis value and of the 980 ongoing real estate projects in Dubai, only 47 were completed in 2009 with about 500  registered with the Real Estate Regulatory Agency (Rera) cancelled. Since most investment into the emirate’s real estate market were from investors abroad with over 70% investment being FDI, the crisis which started from the United States and Europe unleashed   its impact on the emirates as investors could not get funds from their western financiers and the rate of financial liquidity which initially increased the crisis reduced in the economy. Albayan (2009) also notes that most of the factors which led to the demands of real estate in the emirates were stunted. For instance he notes that the demand for tourism declined significantly thus affecting hotels rate of occupancy. This also led to the impact of the crisis felt in ongoing developments. While several accounts have been put forward to rationalise the real estate market decline in relation to the financial crisis, knowledge about the country’s real market decline amidst the crisis is still skewed. Besides, as the market is still struggling to come back to the pre-crisis period, there are concerns that if the real causes to the decline are not identified, there will be difficulty in moving forward and achieving the needed growth. In view of this background, the proposed dissertation will critically explore the impact of the financial crisis on the real estate market. The dissertation is concerned with identifying and examining the main causal factors responsible for transmitting the impact of the crisis on the real estate market and the varying strategies that have been employed to mitigate future impacts. The following are the specific aims and objectives of the dissertation. Research Objectives: Investigate the similarities or differences between UAE real estate markets, and those in the UK. Ascertain the reasons why the global financial crisis could have had an impact on the UAE real estate, especially given differences in banking principles. Ascertain the role of Islamic banking in mitigating the impact of the financial crises. Investigate the direct and indirect impacts that the financial crisis had on the UAE real estate market, and its subsequent impact on the UAE economy. 1.3 Research Question How has the financial crisis impacted upon the UAE real estate market? 2.0 Literature Review   The 2007 global economic and financial Crisis which started from the US subprime mortgage crisis has affected virtually all the countries around the world given the interconnectedness of the global economy. The crisis which led to the collapse of several well known institutions such as Lehman Brothers also led to the bailout of financial institutions, and the near collapse of many governments as well as downturns in stocks markets around the world (Bob, 2012). As a result of the crisis, there have been credit default problems, negative interest rate movements, inflation rate fluctuation and several distortions in the financial agreement of many financial obligations and agreements. As the credit crisis led to the collapse of financial institutions, it became problematic for investors to expend more on their business commitments and financial obligations as borrowing became squeezed as the liquidity ratios of many banks almost diminished (TIME Magazine  Friday, April 10, 2009). While the crisis has unleashed its impact on every economy and the Emirate’s economy in particular on one hand through its heavy financial implication, it has on the other hand had huge impact on other Emirate’s industries. As noted by Kamco Research (2011), the financial crisis started to affect the UAE through the decline of tourists and tourism activities which further led to decreased demand for housing and real estate as well as hospitality and h otels in particular. Kamco Research notes that since investors income started to nosedive as a result of low hotel occupancy and diminishing tourism activities which once fuelled the real estate market, this led to falling profits and investors started to abort new projects. As noted by Wam (2010), when the crisis started in UAE in late 2008, over 150 real estate investment projects were called off by investors who had started to fall into trouble with their financial institutions regarding their financial agreements. The Citibank notes that: â€Å"real estate projects worth 170 billion USD have been cancelled since the financial crisis explosion with rents seeing a decline of over four fifths since 2008. Also, Al Futtaim a Real Estate group in Dubai during the financial crisis stopped work on the Dubai Festival City which was billed to cost almost 3 billion USD. Similarly, major projects were stalled such as hotel and other developments were stalled. For instance, Four Seasons Ho tel and the Al Badia Business Centre which are major real estate development projects were stopped. According to the Executive Magazine, the company has taken this step in order to benefit from a further fall in construction costs due to the financial crisis, which would enable it to reduce its expenses. At the same time, the UAE government which has enjoyed almost a decade of surplus fiscal regime had started to feel the impact of the crisis as the government debt has quickly risen to over $30 billion as of early 2008. The government’s bad fiscal position led it to order the Dubai Corporation to stop all real estate market activities while the heat of the crisis subsides. While the Kuwait Finance House had in 2008 earlier predicted that the UAE will not feel the global credit squeeze due to private consumption growth that is likely to remain strong as well as the population growth of expatriates in the country who boosted consumer confidence. The financial crisis at its peak contrarily affected the growth of private consumption in a lot of ways. The central bank has for instance begun to overhaul the banking system by raising bank’s liquidity ratio in order to encourage banks to give credit while the capital base has also increased (Hatoum, 2012). As a result of the steps taken by the central bank and other government agencies, the UAE reality market has began to emerge out of the crisis. Dubai’s residential real estate market is finally recovering after hitting bottom, while neighbouring Abu Dhabi continues to struggle. A property index published by Zawya Dow Jones (2012) shows that the home prices in Dubai saw a rise of almost 7.6 percent for the year at the start of 2012, but prices in Abu Dhabi dropped 4.1% in the same time period. 3.0 Methodology The methodology is an important element of the research process which shows the design elements of the research particularly with regard to data collection and the adopted techniques as well as their justification. Accordingly, this section of the proposal sets out the proposed methodology of the dissertation. The current literature shows the existence of two approaches to research: namely the deductive and inductive methods (Saunders et al, 2003). While the deductive approach is leaned towards a scientific evaluation or understanding of data as well as the relationship between variables, the inductive approach owes much to gaining an understanding of the meanings humans attach to events as well as the research context (Saunders et al, 2003). The merits of both approaches have been considered useful for the proposed dissertation; hence both the deductive and inductive research will be employed. The approach is also highly favoured due to what Hussey and Hussey (1997) describe as some of the characteristics of the deductive research approach which fits well into the objectives of the proposed dissertation. This includes: The use of statistical methods in testing samples The uses a highly structured methodology in order to enhance reproducibility of the results An exploration of relationships between complex variables Concerning the strategy suitable for the dissertation, the exploratory research methods have been considered useful given that it is the one used explore phenomena that are yet to be studied or to further explore areas that have received few investigations as is the proposed dissertation. As noted by Silverman (1993), exploratory research seeks to understand a particular phenomenon as well as to gain new insights and perspectives on the phenomenon under investigation. Saunders et al (2003) note an advantage of exploratory research as being its flexibility and adaptability permitting the researcher to easily take on any direction that the data may dictate in the course of gathering the data. Data Collection Given the complexity of primary data collection such as access to the needed respondents, resources and time which the research lacks altogether, it would be impossible to use primary data collection as the main source of data gathering for the proposed dissertation. Hence, secondary data will be used in a way that would allow the researcher to analyse the UAE real estate market and the impact of the crisis. Secondary data will be mainly collected from the Newspapers and UAE authorities such as the Dubai World and the Abu Dhabi Investment authority. With regard to data, the real estate market would be examined in specific and about 20 real estate projects will be critically analysed. So, why is it so that there is still so very much tension observed between men and women at work? Perhaps, it was set historically and traces back into the past, when it is impossible to ignore a million years of history - in the living room or at the office, no matter. However, females succeeded in acquirement of the power in the working place by means of acting in different natural to them style. â€Å"It’s dangerous to generalize, but there are differences between men and women in management style - not in skills but in style (Muoio, 1998). More than that, the sources claim that â€Å"even the well informed might be shocked to learn how few women of color have achieved senior executive status in the United States. Though minority women make up 13.4 percent of the U.S. workforce, they hold only 1.6 percent of corporate officer posts at 429 Fortune 500 companies who responded to the survey† (Bureau of Labor Statistics, 2003). Thus, it is obvious that the women of color are deprived of the governing positions in average. Sure thin, there are lucky exceptions, but still they are minor in comparison with the dominance of the white males and females in the same position. It is a very unjust matter of facts of the business life that females of color have more barriers than the white workers to overcome. They are considered to need â€Å"to be attuned to themselves† and the people around them to succeed and be promote. This means first of all using â€Å"emotional intelligence† is essential to find the right leadership or communication style for every situation. The challenged part of the working community – women of color are to obtain the necessary advancement in the companies they are working for. In such a way women of color need to specifically articulate, express their own authentic leadership style and voice. The condition of their success is the need of understanding the political landscape within their organizations and its unwritten rules. In addition, they must keep their own perspectives, ambitions, professional goals and sense of self. Having a mentor – it need not be a woman of color – helps. Having channels of communication to the highest levels and the support of a direct superior is critical. It is wise to note that the women of color who managed to succeed in business are considered to take the ownership particularly for their own advancement. This particularly often begins by personal development crafting plan and sharing it with the management. Most senior executives tend to understand ambitions. Those who are on board, but with management diversity will certainly support career ambitions of the executive, when they combine company goals with personal growth. However, again appealing to the statistics, the majority of surveyed women of color executives when asked about the career prospects were not so optimistic. Many believe that they must move out to move up. â€Å"Census figures confirm that women executives of all colors are leaving the top ranks of American business in droves. They held 32 percent of top jobs in 1990, but only 19 percent of such positions in 2000. This is a dangerous trend† (U.S. Census Data, 2000). Hence, it is obvious that the ways women and people of color generally face unique challenges in acquiring power and influence in corporations. However, there are cases of success. I believe with appropriate social attitude to the following minority and governmental support it is possible to increase the number of people of color on the leading positions in higher national and private structures. Industry has to act in order to create the inclusive corporate cultures and diverse management teams that are needed to lead tomorrow’s organizations to promote women of color to leadership positions, threatens morale, growth and productivity. And passing an examination can’t make you be ready to encounter difficulties of the real life. Qualifications are record of what you have learned, but they are not relevant to what you need to know to live normally in this world. Knowledge gained from books cannot be compared with that gained from experience. I say that because books provide us with many theories, but they cannot give us opportunities to practice those things. People say that â€Å"Practice makes perfect†, indeed, only by practicing can you deeply understand what are mentioned in books, we can see what we read with our own eyes, this can excite us and make us more engaged in the knowledge that we have read. Both books and experiences provide us with knowledge, but the ways we approach the knowledge are different and what we get are different, too. Books contain knowledge which is arranged and selected carefully from what authors think about real life. So they are easy to follow and understood. When reading books, readers only need to understand what is demonstrated on papers. In contrast, when actually practice in your real life, you need to observe, think and brainstorm very much to get the ideal information. Even when you can carry out the process of practicing smoothly, you may still draw a wrong conclusion, and no one can tell you about that, all you can do is compare your result with the real life so that you can realize the mistake. The risk of getting wrong conception is apparent, which makes practicing for experiences the most interesting yet difficult way to get knowledge. Everyone can have books, books are everywhere. You can buy books in bookstores without difficulties, just select and pay for them. Also, you can learn from books, and what you learn from the source can be gained from other people such as your teachers, your parents, your friends or even strange people. Because knowledge from books is gained from what people see and hear from the real life, anyway, it is motionless knowledge and you get it in a passive way. In contrast, the knowledge from experience requires you to go much, practice much and think much, such effort creates real knowledge, and you can gain it actively. Experience cannot be bought, you need to think about it, practice and produce it yourself. The knowledge from books and that from experience are gained at different measures of difficulty, but what you gained from books is nothing compared to those from experiences. However, knowledge from experience and knowledge from books have a relationship and they support each other. Actually, books are attached to experience, they cannot be created or even thought of without experience. When you practice something, you get experience, but to know whether your experience is correct or not, besides verifying it through real life, you may also look for it in books and compare between your conclusion and theories in books. Comparative Book Review Rediscovering church – Lynne and Bill Hybels This book was written the founder and senior pastor of Willow Creek Community Church and his wife. Willow Creek is located in suburban Chicago. It has a weekly attendance approaching 20000. In this book the Hybels share part of their story in pasturing Willow Creek and a little bit of their philosophy of ministry. The underlying theology assumed by the author is that the church has the power to change the world. His theology seems to be more church-centric rather then Christocentric. I would not call Hybels a theologian. He presents very basic evangelical theology. This is in sharp contrast to Guder’s book, which has very sophisticated theologically developed views on the nature of the church. There is no discussion of God’s relationship to his creation or the kingdom. Actually there is very little kingdom talk. The emphasis seems to be that the local church is very important. But there is no connection to the global catholic (universal) church. This again contrasts Guder’s global outlook. Guder does not discount the importance of the local church, but wisely sets it within the context of the global communion. The local church is primarily seen as a vehicle of evangelism and fellowship. I was surprised that Hybels says nothing about the importance of worship. I have come to the conviction that churches should be primarily worshipping community. All other activities (evangelism, teaching, discipleship, social care etc.) flow from this primary calling of worshipping the triune God. But Guder also does not address the issue of worship. Rather he is setting out a â€Å"map† for our missional witness in the world. The philosophy of ministry is outlined by Hybels most clearly in ten and twelve. In chapter ten he basically presents a message given by Dr. Gilbert Bilezikian at a church leadership conference at Willow Creek. The four key elements of a healthy church are: teaching, fellowship, evangelism and helping those in need. Preaching is seen as something that should be done only by those who are gifted, spiritually disciplined and anointed by the Spirit. Hybels fails here to clearly spell out what biblical preaching is. He does not identify exegetical, expositional, narrative or topical as being the preferred method. Fellowship is seen as the opportunity to share deep needs in the context of small groups. There is nothing really groundbreaking here. The usual critique of superficiality in churches is given.

Edgar Allan Poe and James Russell Lowell Essay

James Russell Lowell and John Greenleaf Whittier were poets during the Romantic era. In that time, poets often wrote about humans’ relationship with nature. Romantics considered contact with nature as almost a religious experience. Lowell’s â€Å"The First Snowfall† and Whittier’s â€Å"Snowbound† can be explored through theme, tone, and figurative language. â€Å"The First Snowfall† and â€Å"Snowbound† share the obvious, similar theme, snow. Lowell writes, â€Å"The snow had begun in the gloaming† (Line 1). This is the beginning of the poem where he’s introducing the subject of snow and describing the simple experience of the first snowfall. Whittier writes, â€Å"The coming of the snowstorm told† (14). He also writes about snow, but describes a frightful, winter snowstorm, rather than a simple snowfall. Lowell’s and Whittier’s poems differ in tones. James Russell Lowell has an optimistic point of view toward the natural event, but the tone he uses is gloomy. â€Å"Again I looked at the snowfall and thought of the leaden sky† (25-26). Lowell is comparing the falling of snow to the mourning process of his daughter. Whittier is more depressed by the storm. He describes the snow as, â€Å"A hard, dull bitterness of cold† (11). Later, Whittier learns to accept the storm and writes about sitting and laughing by the fireplace with his family. Both poets use a variety of figurative language in their poems. Lowell uses a simile to describe the birds he sees outside his window flying through the snowfall. â€Å"And the sudden flurries of snow-birds, like brown leaves whirling by† (15-16). Whittier also uses a simile to describe what he observes outside his window. â€Å"And through the glass the clothesline posts looked in like tall and sheeted ghosts† (39-40). As shown, these two poems can be compared and contrasted through theme, tone, and figurative language. In the way the poets write, we can see their reactions to the snow. Even though they both wrote about snow, they didn’t approach the topic in the same way. Lowell and Whittier both lived in the Romantic era but lived different lifestyles, which affected how they saw events and formed the style of their poetry.

You are invited to fix each sentence before reading the explanation. Absence of One Word Most sentences with faulty parallel structure merely lack one word that, once added, repairs the damaged equivalence. The multiple examples in this section illustrate an array of problematic sentence constructions. 1. More diverse corporate leadership will lead to better decision-making and products and services that are more relevant to customers. The adjective better refers only to decision-making, not to products and services, which share a distinct phrase that, like better, qualifies a benefit; inserting to before those terms to match the preposition preceding â€Å"better decision-making† clarifies that the sentence has a compound predicate: â€Å"More diverse corporate leadership will lead to better decision-making and to products and services that are more relevant to customers.† This problem also occurs in sentences that feature an in-line list (a succession of equivalent words or phrases, set off by identical punctuation marks, that appear within the horizontal structure of a sentence rather than being formatted vertically, like items on a shopping list). Often, a compound predicate is mistaken for an in-line list, which requires insertion of a supporting conjunction and deletion of an intrusive punctuation mark. 2. Crowds fled in panic, taking shelter in shops, hotels, or leaping off the elevated pavement onto the beach below. This sentence is formatted as a list, implying that people employed one of three methods to escape danger- resorting to shops, hotels, or the beach. However, only two survival strategies were employed: taking shelter in one of two types of business establishments, or leaping onto the beach. The sentence, therefore, must be slightly revised to refer collectively to shops and hotels as two examples of the implied category â€Å"structures in which to seek refuge†: â€Å"Crowds fled in panic, taking shelter in shops or hotels or leaping off the elevated pavement onto the beach below.† 3. Those complaints ranged from water dripping from ceilings and walls, gas leaks, electrical shorts, and stopped-up toilet bowls- or no toilet bowls at all. Often, a â€Å"from . . . to† construction is flawed because in the assembly, to has been omitted, but it is required to complete the equivalence: â€Å"Those complaints ranged from water dripping from ceilings and walls to gas leaks, electrical shorts, and stopped-up toilet bowls- or no toilet bowls at all.† (Note that no punctuation interrupts the from . . . to continuum; this is true even if to is employed more than once.) Better yet, however, when the order of words or phrases in the list does not obviously express an ascending significance, employ a simple list structure that omits from and to: â€Å"Those complaints included water dripping from ceilings and walls, gas leaks, electrical shorts, and stopped-up toilet bowls- or no toilet bowls at all.† Incorrect Word Order The sequence of words, rather than an absence of words, can impede logical syntax. 5. Employers frequently have resource needs, both as part of digital-transformation initiatives and other projects. â€Å"As part of† applies only to â€Å"digital-transformation initiatives,† not to the corresponding phrase â€Å"other projects,† so â€Å"as part of† must be repeated before the latter phrase: â€Å"Employers frequently have resource needs, both as part of digital-transformation initiatives and as part of other projects.† Better yet, simply transpose both and â€Å"as part of† so that the phrase applies to both corresponding phrases: â€Å"Employers frequently have resource needs, as part of both digital-transformation initiatives and other projects.† Absence of One Word and Incorrect Word Order Sometimes, a sentence is flawed in both respects. 6. The cynic in me believes it’s rarely done for aesthetic reasons but for strictly commercial ones. This sentence requires a counterpoint to rarely, and because that adverb and its opposite must share the verb done, the verb must precede both adverbs: â€Å"The cynic in me believes it’s done rarely for aesthetic reasons but often for strictly commercial ones.† Insertion of Extraneous Word Here, a superfluous repetition of a preposition disrupts a sentence’s parallel structure. 7. These processes can be used to evaluate internal controls to prevent and detect drug diversion in inpatient and outpatient pharmacies, research facilities, and in clinical and procedural areas. Repeating the preposition in before each example of a place where drug diversion can occur is a valid (but unnecessary) alternative to allowing a single iteration to support the entire list, but this sentence is flawed in that it does not succeed in applying either choice- either â€Å"research facilities† must be preceded by in, or, as shown here, the instance of the preposition before the final list item can be omitted: â€Å"These processes can be used to evaluate internal controls to prevent and detect drug diversion in inpatient and outpatient pharmacies, research facilities, and clinical and procedural areas.† Incorrect Inflectional Form Occasionally, the error is the wrong inflectional form of a word, rather than omission of a necessary word or insertion of an extraneous one. 8. It has chosen to reach settlements rather than levying civil monetary penalties in all but the rarest of cases. Here, to match the bare inflectional form reach, levying must be pared down to levy: â€Å"It has chosen to reach settlements rather than levy civil monetary penalties in all but the rarest of cases.† Misuse of â€Å"As Well As† The phrase â€Å"as well as† is often misunderstood to be a conjunction. 9. This type of assessment helps further inform management’s overall risk tolerance, target fit, valuation assessments, as well as the overall strength of the target. â€Å"As well as† is not equivalent to and or or, so when the last item of an in-line list is preceded by that phrase, rephrase the sentence so that â€Å"as well as† and what follows constitute a clause separate from the list (and insert a conjunction before what is now the final list item): â€Å"This type of assessment helps further inform management’s overall risk tolerance, target fit, and valuation assessments, as well as aiding in measuring the overall strength of the target.† Alternatively, do so but replace â€Å"as well as† with an additional conjunction (â€Å"This type of assessment helps further inform management’s overall risk tolerance, target fit, and valuation assessments and aids in measuring the overall strength of the target†) or incorporate the clause into the list (â€Å"This type of assessment helps further inform management’s overall risk tolerance, target fit, valuation assessments, and measure of the t arget’s overall strength†). Throughout my presentation, I used transitions to navigate from one point to another. Unfortunately, my conclusion ended abruptly as my time was already out. Therefore, I was unable to conclude what I had prepared for my audience. My use of verbal communication was fine as everyone could get me clearly. This was evident from the various questions asked by the audience. However, I had some weakness in pronouncing some words but that did not stop me from continuing with my presentation. With nonverbal delivery, I tried my level best to maintain eye contact with my audience. This is because eye contact helps in establishing a relationship with the subjects in question. It is a joint of each persons contribution and different ideas and skills which we have expressed our best opinions and interest to achieve the roles of Hakuna Matata. This is a business pursued by three individuals executing the opportunity of opening a coffee shop right in the city centre and to best coffee sellers in the city, we have got the opportunity to be not only the best coffee sellers but also to gain a market share and create market segment and most of all to build a customer relation, the customer could either be a walk in customer or a corporate customer. The major roles of Hakuna Matata are to become the best and most popular coffee shop in the area serving at least five hundred customers daily. The companys objective is to turn profits for every month of operations and maintain a gross profit margin of 60%. Hakuna Matata is specialized in coffee and other value added service is that it provides other beverages like various types of juices and sodas, milk, tea and distilled water bottles and snacks, as coffee would certainly be more attractive with chocolate cookies and some crackers to enjoy the coffee. Each member of the team contributed evenly towards the completion of the business plan. Grace Busara researched on the management, Halimafilsan researched on the financial plan while I researched more on the marketing plan for the business plan. There are a lot of different things that could help the coffee shop be more successful that is by efficient team work within the 3 of us, including our hired staff, these are the waiters and the security guard, which all play their roles, and are part of the coffee shop. Where the team runs smoothly, we make sure that that every process is been taken charge to work efficiently, that is by assigning the tasks equally, so that there is all equal inputting to the coffee shop. It is efficient to do work as a team than as an individual as team work comes up with different ideas and views; we get to know each other more, which could lead us to the success of our coffee shop. By team work the tasks are accomplished efficiently. PROCESS OF IDEA INITIATION Through our research we discovered that there are very few coffee shops in the market, most of which subscribe to the low cost leadership strategy, therefore, Hakuna Matata as an opportunity in the market and by using differentiation strategy it could gain a market share and create its market segment and build a strong customer base. There are tremendous interest in entrepreneurship in Tanzania, inspire of the country being a third world country; we managed to compile the resources needed for an entrepreneurship. We came up with three ideas of small scale business enterprise which would be booming in Tanzania for at least the next five years. The idea of coming up with a business of coffee shop was accepted by very all three members of the team, that is by considering all the positive factors of opening a coffee shop in the city which includes the opportunity which from our research we discovered that there are very less coffee shops in Dar es salaam city and in the market which subscribes to the low cost leadership strategy , where Hakuna Matata can get a chance to use the differentiation strategy whereby we can have an opportunity to gain a market share and also create market segment and build a strong customer base. The idea of a coffee shop business plan came up after a long thinking and analyzing the ideas and views of other proposed business plans which was contributed by the team members. The structure of the business is quickly evolved, like the experiences in the commercial market, that knows how many coffee shops exist in the city and the coffee shops surrounded near by our coffee shop location. It takes much more to operate a coffee shop as such a product, the idea of selling coffee as a beverage, we have to be able to continuously offer what customers are looking for, and therefore we should consider that there is no shortage of consumers for the coffee beverage, as there less coffee shops surrounded within the area. After a lot of brainstorming and doing research of opening a venture in a country like Tanzania, we had come up with several ideas in which we had three best choices, these are the coffee shop, garbage collection and event management planning, all these three ventures seemed interesting to us, but we found that the coffee shop would me more attractive the market. The coffee consumption on the rise is dependent on the agricultural sector, whereby there are a lot of coffee farmers but a few coffee beverage sellers in the market, thus Hakuna Matatas bargaining power is high and thus it can acquire large volumes at a low price and the culture of drinking coffee has always been there in the market for example the local vendors who walk around with coffee in a kettle. Hakuna Matatas market is within the metropolitan area whereby the number of consumers is substantially high. In this same segment the customers are further divided into female consumer who prefer milk tea and coffee which is not strong while the male clients prefer black coffee or coffee that is very strong. Hakuna Matata is targeting two main customers, one is the fixed customers which consists of the office workers, shop keepers, college and university students, whereby this group is the most liquid and consume large amounts of coffee per day, since our fixed consumers have limited time, Hakuna Matata will have store the coffee in the privately owned utensils which can will make it easier to the customers to leave with them as take away. The second target groups are the mobile consumers, these are the daily and new consumers, this group consists of individual who do not have a fixed location such as shoppers, pedestrians, walk in customers and many more. Our competitors are classified into two categories, that is the first priority competitors and second priority competitors, the first priority competitors are the ones which we have used the differentiation strategy, this includes serving coffee at the best quality level. The second priority customers are using the low cost and no frill strategy to gain a market share; this includes the local coffee makers and the street vendors in the city. Currently the completion for coffee as a beverage amongst coffee sellers is not fierce, whereby the seller can enter and leave the market rapidly. Coffee beverage selling is a relatively new industry in Tanzania, as it is not in the culture of Tanzania compared to tea, therefore the industry is in the state of flux, with less market leaders and nationally known providers or widely recognized brands as the other coffee sellers provide coffee which does not meet the taster and the requirements of the consumers. PRESENTATION EXPERIENCEANALYSIS Presetting a business plan helps us and the user to identify the objective of the business and analyze it in a critical manner; it helps us to focus in the feasibility of the business and to identify the chances of growth and success. It also enables to manage the business too accordingly and with a positive attitude. The presentation of the business plan is a way of communicating with your business which defines the purpose and the competition of the business and the management; it identifies the intention of creating a business into reality. it is important to present a business plans as it is useful if we are applying for a bank loan to fund our coffee shop, or trying to get an investor who can come and invest in our coffee shop, this could either be our friends and relatives or the government. The business plan presentation is useful if we are fund raising in general. No one will give us money nor fund as we have not planned your business plan positively as the business plan consists of how much money we need and for what purposes of the business, the marketing plan, the sales strategies, the profit projection. A business plan guides us on how we can raise capital and gives us a road map so we should know where the business is building up and growing. By presenting the business plan it is easy to identify the strength of the coffee shop business, as the demand for coffee increases daily due to our location which is in the city centre, this will also enable us to know who our customers are. We also noticed that coffee beverage is a push product as Tanzania does not have the culture of drinking coffee, though our target customers are mainly, the corporate offices, banks and other large organizations in the city, as coffee could become seasonal due to the weather in Dar es salaam which is humid through out the year. We also fear new entrants in the coffee market which could deploy our venture, although we have fewer competitors. It is very important to plan the business before executing it to reality, this will make us know how the business is going to survive and grow within the specific time, a business without a plan would certainly fail in a short period of time, hence it also enables us to achieve our targets and business goals. ALTERNATIVE SCENARIO Our start up capital is 20 million Tanzania shillings, where each member has contributed 5 million and another 5 million will be taken from FBME Bank limited as a loan. Our assumptions are that we assume a slow growth without recession taking place in Tanzania, we assume that there will be no unforeseen changes in the public health perceptions about our coffee and beverages that we offer to the consumers, we also assume that our finances are going to be sufficient to maintain our projected financial plan and we also assume that it will continue to grow as production increases. Besides coffee shop we also had different ideas on creating a small scale enterprise, researched the market and the environment surrounding us, whereby a lot of brain storming was done by all the three members of the group and came up with three different scenarios which we could create business plans were coffee shop business plan, event management business plan and garbage collection business plan, whereby our last and final choice was the coffee shop business plan. One of the ideas was to open a garbage collection, we researched and compiled the information which was to target the commercial and residential market, we came to know that the competitors are going to be low but the legal and financial requirements will not be able to cop up with our minimum amount of our startup capital. We came to know that there is a political risk in this business as the ministry of health had to approve the standard of our venture. We had come up with three different ideas amongst the coffee shop and garbage collection; we also had done our research on event management. From our research we learnt that event management planning will need a small start up capital and even the costs would be low, the marketing would be much more easier, planning the financials was depending on the event, being three of us it would be difficult to run an event, where a large labor force is required for this venture in order for this business to run well and the even to be successful, due to the large labor turnover, as since it is a new business we would be able to pay our staff. Event management being a high profit margin industry, as everyone would likes celebrations, and a well organized event the venture is highly profitable. This venture requires professional skills and high degree of energy for the execution of the event, it also requires communication, strong networking to be known in the market, excellent public relation is very important and we all three lack experience in events as we do not expertise art and creation of the venues. This two mentioned scenarios, disapproved us from choosing to open the ventures, therefore we choose coffee shop as a venture, as we all had the passion of selling coffee and making coffee in different methods and styles and from our knowledge and experience we finally concluded by opening the coffee shop in the city centre. USEFULNESS OF A BUSINESS PLAN As time passes the business develops. The business plan is a very useful and strategic tool which enables the company to achieve its target and goals within a given period of time, business plans are believed to be attainable if followed accordingly and by planning to reach the targets. The business plan compromises the plan on how to achieve the goals and targets including the management team, the usefulness of the business plan are that it includes the financial plans indicating the profit margin for each year respectively. It also shows the break even analysis. The business plan includes the marketing plan, this enables on how our coffee shop will be useful to the population surrounding the shop The financial plan section is the most important part of the business plan which shows how the ideas are viable and it is a key component in determining wither the business plan is going to be able to attract any investment in the planning of the coffee shop. The financial plan section compromises of financial statements which are divided into the income statement, the cash flow projection and a balance sheet including a brief explanation and analysis of each statement, therefore, the financial plan guides the growth and development of the coffee shop. When starting a venture, seeking additional capital for the coffee shop and setting new business process incase of the coffee shop fails to run, we need to write a plan detailing on how we will mange the resources and requirements which also includes the marketing decisions, the financial projections, a trend of the production demands and also personal needs. The plan reflects on three main constituencies that is the customer, the investor and the producer. A business plan has to be presentable to convince the venture capitalist, which should consists of a number of related issues that relate to the factors such as the critical success of the coffee shop, the human factor, the opportunity, the context and the possibilities of risk and reward, by analyzing these issues a business plan illustrates how the enterprise will seize the opportunity to enter the market and how its stand out amongst its competitors and how it plans to maintain a continuing growth trend. The investor or the per son who would be interested in captivating the coffee ship should see the level of detail before making any financial decision to the new coffee shop. OTHER AREAS For a business plan to be successful and profitable we clearly need to understand the firms customers and strength and completion in the market, it is the owners and shareholders who have to understand the behaviors of the customers and the strength and weaknesses. We should also have the ability to foresight and plan the future of Hakuna Matata Coffee Shop and its future expansion strategies. When it comes to the expansion of the coffee shop we need to know the financial plan which will enable us to how the coffee shop is growing. In order to operate the coffee shop more effectively we will have to manage the bargaining power of the suppliers and to manage the bills and also customer complains, as we need to take this matter into consideration in a calm manner and not to chase away the consumers. We have to show the consumers that we not only serve the best coffee but also our services are to a high standard of customer expectation.
